Uplifts in Value of as Much as 67% in The Village, Corosal
I just received the latest retail price list from the developer of the Village. And it’s great news for you. Prices have increased by as much as 67% compared to what RETA members paid for their luxury condos.
For example, a condo a RETA member could buy for $296,400 is now listing for $423,865—that’s an increase of $127,465, which is a 43% jump. A condo at the RETA-only price of $318,000 is retailing for $532,978, which is $214,978, or 67%, more.
Across the board the average increase in value is more than 53%. (Note: Prices were converted from pesos to dollars and were current as of July 25, 2023. Prices are subject to change due to the exchange rate.)

Developer’s Construction Update for Work at Corosal
Now, here’s the latest update on construction of the Village from Francisco Loera, project manager with the developer, Origina:
“The foundations for three towers are finished. And we’re now starting with the ground level structure for tower three.
“We had a delay on the construction schedule, but we expect to recover the lost time in order to finish the project as scheduled by August 2024.”
Record-Setting Tourism at the Riviera Maya
In 2022, the Cancun international airport welcomed more than 30 million passengers—that’s the most ever. Tourism officials have predicted another record-breaking year for 2023. And, so far, it’s well on its way…
According to a recent announcement, tourism officials said that the number of international passengers into Cancun airport increased by 14.5% for the first four months of 2023 compared to the same period in 2022. The number of domestic passengers went up 19.6%.
Officials also expect 500,000 tourists a week over this summer. In fact, in June hotel occupancy on the Riviera Maya was above 80%, and that number is expected to increase as summer kicks off in earnest.
Corasol has what I think is the best beach in Playa, and it will be a huge draw to the millions of tourists looking for a place to stay on the Riviera Maya. It will be just a few minutes away from the Village in the complimentary shuttle or a golf cart.
This crowd of summer visitors includes an increasing number of travelers from the U.S. and Canada, who traditionally come in large numbers in winter to flee cold weather back home. Many families are taking advantage of the school holidays.
With its options for gourmet dining, not to mention the golf course, “secret” beach, and resort-style amenities of the Village, Corasol is like a resort you never have to leave to have a great vacation.
All this is good news for you as an owner in the Village as this means more potential renters year-round.
Additionally, Corasol will be especially desirable for that family crowd thanks to the location close to 5th Avenue, the heart of Playa’s tourist district, and other attractions.
Plus, it has its own beach and resort-style amenities in the community like pools, spa, restaurants, and more, not to mention the golf course.
With its golf course and preserved jungle foliage, Corasol is a sea of green…all the way to the Caribbean. It’s another amenity that will attract potential renters to your condo.
I’ve seen big changes recently along 5th Avenue, which is the heart of the main tourist area in Playa. As you’ll remember, the north end of this miles-long pedestrian promenade hits Corasol’s gates, and it’s only about 30 minutes’ walk or 15 minutes in a taxi to get to the heart of the action.
The municipality has been improving the infrastructure by repaving sections of the avenue, installing benches, and planting trees. And some of the major department stores and retailers along 5th Avenue, which is a major shopping destination, along with dining and nightlife, have also been expanding and renovating their stores.
Also, two of the major restaurant groups in Mexico have also been opening new locations.
I think in general 5th Avenue is taking on an even more high-end vibe with these renovations and additions…as development also pushes north to the gates of Corasol.
5th Avenue in Playa Del Carmen Will be Re-Developed
5th Avenue, which is the heart of Playa del Carmen’s tourist district, is getting a facelift. It’s possible to walk from Punta Laguna to the heart of the action in Playa, you can stroll along the quieter part of 5th Avenue, or you can even go along the beach, as a bunch of my team have done.
Of course, it is easier to have your concierge call you a cab for the 15-minute drive! If you’re looking for fun off the beach in Playa del Carmen, there’s certainly no shortage of things to do. Playa has an excellent restaurant scene, for one, as well as cool cafes and chic boutiques.
Next Time You’re in The Riviera Maya – Visit a Cenote
But next time you’re down here you should visit a cenote. There are dozens in the area, an estimated 6,000 on the Yucatán Peninsula. These are natural, freshwater pools in the jungle…created when the limestone bedrock collapses into the underground rivers that flow throughout the area.

They are a lot of fun to swim in, with water temps averaging about 75 degrees Fahrenheit. The water is so clear you can see all the way to the bottom. Often there will be a restaurant on site. You can drive yourself, take a taxi, or join a tour.
Why Not Visit Casa Cenote?
Check out Casa Cenote, which has the advantage of being right next to an essentially private beach on a small bay. So, you can explore the Cenote before or after you do a bit of swimming in the Caribbean.
On this beach is a small hotel—it’s directly across the road from the cenote. The restaurant, which has tables on the sand, has good Mexican food and cold drinks. It’s the perfect spot for lunch. Try the ceviche.
