This is Janaina Simon, International Real Estate Advisor with Smart Money Homes, back to you with your third update on the construction of the Samsara community, including your condo.
I have so much to tell you! Significant progress has been made within Samsara, of course. But there have also been big changes in and around Tulum, including the announcement of a new national park adjacent to the Samsara community and opening dates for the Tren Maya and Tulum’s international airport. Not to mention, prices in other nearby communities are skyrocketing, which bodes well for the value of your condo.
Update on the Latest Construction Progress in Samsara
First, I’d like to show you some shots of Samsara’s model condo. This will give you an idea of the look and feel of your own condo…the design and quality of construction. Just imagine relaxing in a setting like this once you take delivery.
In this developer’s render you can see one of three pools that will be in Samsara.
This model shows you the premium finishes that will be used throughout Samsara for the floors, walls, kitchen, bathrooms, and more. But, as I mentioned in my last update, it is also used in quality control and as a reference for “best practices” for the engineers, managers, and crews as they build, outfit, and install finishes in the rest of the condos in the community.
Samsara Will be a Special Community, With Incredible Amenities
Samsara is set to be a truly exclusive community, down an essentially private road through the jungle and fronted by the national park (more on this in just a moment), which means completely undeveloped land between Samsara and the beach.
The community is within walking distance of the best supermarket in town, as well as the rest of Tulum town with its boutiques, restaurants, banks, medical clinics, and other conveniences. The other way you have the beach, which you can reach by bike, taxi, or on the shuttle that takes you to the Ikal beach club, where Samsara owners have VIP access. Ikal has a restaurant, spa, beach beds and loungers, yoga, special events, and more.

The expansive rooftop terrace overlooking the national park will feature:

The RETA-Only Price in Samsara is Not to be Missed
I keep a close eye on the real estate market in Tulum, and I must tell you prices have been rising significantly. Congrats on getting in on the action early with your condo in Samsara.
When you look at recent prices for condos of a similar size and type around Samsara, it’s clear you got a great deal with your RETA-only off-market pricing.
In the Kune community, the retail price for a two-bed condo is currently $392,225. Alquimia, located in Aldea Zama, the master-planned community across Avenida Coba from Samsara, has two-beds on offer for $364,154.
You might remember this one from the original RETA launch report for Samsara and my past updates. Xalet is a great example of how fast and how high prices have been rising in Tulum since you bought your condo.
In October 2021, a two-bedroom in Xalet was listed at $315,381. By February 2022 the price was $335,227. Today, two-beds in Xalet are listed at $436,800.
The Latest Construction Update From Samsara
Here is the construction update report from Carlos Casas, construction manager with the developer, Grupo R4:
The first building in Samsara is in the final stages of civil engineering work, including electrical and water infrastructure, with the installation of the roof slabs scheduled to be done next. Once the roof slabs are in place, work will begin on the first stages of interior work and then interior finishes.

In the amenities areas we have completed the underground infrastructure necessary, as well as installed the preliminary walls of the pools.
As work has continued at the site, we have strived to maintain natural vegetation as much as possible. And we have also brought in an outside consultant to review our work for quality control.
Once the roof is installed, work will begin on the interior of the condo buildings.
For several months, work has continued on the road connecting Samsara to Avenida Coba, one of Tulum’s main roads, which connects the town and the beach. We have installed underground power, water, and sewer lines. When that work is complete, we will pave the road.
Experience the Natural Beauty Around Samsara
As you know, the land in front of Samsara is jungle all the way to the Caribbean. It is protected land that the government recently expanded and reorganized into Parque del Jaguar, which is designed to protect the unique flora and fauna of the region.
There are plans for new beach access points, hiking trails through the jungle, facilities for visitors, and more throughout the park’s 5,000 acres.
This is the Samsara site, with the Jaguar Park in front stretching all the way to the Caribbean.
This is huge news and will make your condo in Samsara, on the border of this national park, much more unique and valuable. And having this park with all its activities right next door to Samsara—literally—will be a huge attraction for renters too. Not to mention it means that the view over the jungle from the Samsara rooftop should be preserved. The Jaguar Park is set to open in 2024.

A Guide to the Transport Infrastructure Close to Samsara
The big news out of the Riviera Maya recently has been the announcement of opening dates for two major infrastructure projects that have been years in the making: the Tren Maya, which has planned stops in Tulum, and Tulum’s international airport.
The Tren Maya will have 948 miles of track across the Yucatán Peninsula.
The government has said both will be open and operational by December 1, 2023. There is still a possibility that they won’t be ready by then. I’ve lived on the Riviera Maya long enough to know that major projects are often delayed and sometimes don’t happen at all.
That said, construction on both has been proceeding steadily. So, I’m cautiously optimistic. The Tren Maya will be an all-electric train.
Both would be game changers for the region. The Tren Maya will make it easier for visitors to the Riviera Maya to visit sites all over the coast and across Yucatán. Officials at the archaeological park around the coastal Mayan ruins that put Tulum on the map are already preparing for the influx with a multi-million-dollar upgrade.
They have said the number of annual visitors to the ruins could potential double—to 3.5 million. The Mayan ruins in Tulum draw millions of visitors a year, with even more expected with the arrival of the Tren Maya.
At the same time, somebody staying in Tulum could easily get up to Playa del Carmen for a day of shopping on 5th Avenue or to catch the ferry to Cozumel to go snorkeling. It would also make it easier for those flying into Cancún airport, which will have a station, to get to Tulum – an alternative to the bus or tourist shuttles. (By the way, Cancún’s airport had a record 30 million passengers in 2022 and is already on track to have even more this year.)
The Tren Maya is planned to extend across the entire Yucatán Peninsula, including the states of Chiapas, Tabasco, Campeche, Yucatán, and Quintana Roo, with 948 miles of track in total.
Tulum will have multiple stations, according to the latest plans, including one at the airport. The government has announced that the initial train service will also begin Dec. 1, 2023, after testing starting in September.
