With your condo in Royal Town Kotor, you got in on a truly special deal. Your community is in a prime location. In easy reach of Kotor old town, the swanky marinas of Porto Montenegro, Porto Novi…the historic towns around the bay…and all the incredible leisure activities you or your renters could want.
Best of all, the RETA–only pricing was incredible. To recap:
- The RETA price on a two-bed condo was from €348,356.
The developer’s current retail pricing shows a 21% increase on the exclusive RETA-only opportunity. For example:
- A two-bed condo available to RETA members for €354,201 is now listed at €519,114. An uplift of €164,913.
Congratulations on locking in this outstanding deal.

This render shows how the stunning view from the community pool might look. No wonder there’s been a 21% uplift in prices since RETA members bought here in July 2024.
Here’s a reminder of just what you’re getting, and why your Royal Town Kotor condo will be so special.
The amenity areas will have panoramic views taking in both the surrounding mountains and the bay.
There will be a firepit, a state-of-the-art gym, an infinity pool, a yoga and Pilates studio, a kids club, an entertainment room, and a restaurant.

Your best-in-class amenities like the infinity pool, gym, yoga studio, kids club, restaurant, and firepit, will all have stunning views.
The location is one of the things I love most about this deal. Royal Town Kotor is just:
- Five minutes from Kotor’s UNESCO Old Town.
- Eight minutes from Tivat Airport and your private beach club.
- Ten minutes from Porto Montenegro—one of the Adriatic’s most prestigious marinas.
In a single day you could have coffee on your terrace, explore medieval cobblestone streets, and be on the beach by the afternoon.

Your condo will be just eight minutes from Tivat Airport and the beach club, 10 minutes from Porto Montenegro’s luxury marina, and five minutes from Kotor’s UNESCO Old Town.
Now, let’s take a step back and look at Montenegro on a macro level because the backdrop to your investment is getting more exciting by the month.
According to news reports, Montenegro could be joining the European Union as early as 2028—the same year your condo is due for delivery. I’ll let the people running the process speak for themselves:
The EU’s Enlargement Commissioner Marta Kos: “Montenegro is our frontrunner and the best-performing [accession] candidate.”
Montenegro’s Prime Minister, Milojko Spajić: “2026 will be the most decisive year in Montenegro’s path” toward EU membership.
This could be huge news for Montenegro. EU membership would open the region up to more buyers, more renters, and more international money.

Montenegro is deep into the process of joining the European Union, with membership reportedly targeted for 2028—the same year your condo is due for delivery.
With or without EU membership, Montenegro is seeing big levels of new investment.
The arrival of luxury hotels and resorts is one of the surest signals that a destination is on the rise. These brands do years of research before they commit. When they start arriving in numbers, you know something big is happening.
And in Kotor Bay, they are arriving.
In 2026, Mövenpick—part of the Accor group is opening its Hotel & Residences Teuta Kotor Bay, with rooms, branded residences, a private beach, and a wellness center overlooking the water.
Banyan Tree is reimagining Mamula Island—a 19th-century fortress at the entrance to the bay—as one of the Adriatic’s most exclusive retreats.
And there’s more planned…
- Marriott has plans for a 5-star hotel, just steps from Kotor’s Old Town.
- A Ritz-Carlton is planned for the Lustica Peninsula.
- And for golf lovers, a Gary Player-designed course at Lustica Bay is under construction, with the first nine holes expected to open this year and the full 18 holes by 2028.

The world’s leading luxury brands such as Hyatt Regency, Banyan Tree, and Regent are choosing Kotor Bay. They don’t choose locations lightly.
The Path of Progress continues to sweep down the coast toward Kotor.
In July 2025, the European Bank for Reconstruction and Development and the European Union committed €350 million to finance a new 14-mile highway section that will significantly improve access to the Bay of Kotor region.
The project forms part of a larger highway connecting the Adriatic coast with the country’s interior and onward to Serbia and Central Europe—reducing travel times between the coast and major cities inland.
This is the Path of Progress at work. And you got in ahead of it.

€350 million has already been committed for a new highway improving access to the Bay of Kotor. It’s part of a 300-mile coastal road that will connect Montenegro with the likes of Croatia to Greece.
That’s all from me. Keep an eye out for my next update, coming later in 2026!
