Construction at Crystal Garden is moving ahead nicely. The first deliveries are expected to begin in September 2027.
The team has completed the earthwork and foundation work for Buildings 1 and 2.
Both buildings are progressing well, with ground floor and first floor structure fully complete across the entire development.

At Crystal Garden, RETA members had the opportunity to own luxurious two-bed condos with a spacious terrace from $382,400. This render from the developer shouldn’t be considered final but gives an idea of what you can expect.

Building 1 (on the right) is advancing ahead of schedule in places — the team is already working on the second and third floor structure in the most advanced corners.
The next phase is grey work and masonry — basically the concrete slabs, block walls, and infill work that bring the building’s frame to life.

RETA member and VP of publishing at Paradigm Press, Doug Hill, is one of the members who bought in this deal. He was down in Cap Cana this month and went to see the impressive progress at the site.

Doug was amazed at how fast construction is progressing at Crystal Garden.
Please keep in mind that construction on this scale is a fluid process, and dates are subject to change.
Rest assured I’ll keep you updated every step of the way, with regular updates on the latest from both Crystal Garden and Cap Cana.
First though, some exciting news about your condo.

RETA members have already seen uplifts of up to $92,600 at Crystal Garden.
RETA founder Ronan McMahon knew Crystal Garden was special and bought alongside you. And the market experts here? They know a great deal when they see one.
Back in September 2024, locals got wind of the prices RETA members had paid — and the developer’s phone didn’t stop ringing. But those prices were strictly for RETA members only.
The developer’s official retail price list, released in April 2025, said it all — Crystal Garden was an exceptional deal.
Condos that RETA members had secured for $382,400 were listed at $475,000, an $92,600 uplift.
And honestly, it’s no surprise. Crystal Garden is a stunning community sitting right in the heart of Cap Cana.
The location is incredible. You’re a seven-minute walk from Juanillo Beach widely regarded as one of the most beautiful beaches in the world.

Juanillo Beach might just be the most beautiful beach in the world — and it’s right on your doorstep.
Getting here and getting around couldn’t be easier either. Punta Cana International Airport is just 10 minutes away — the largest and best-connected airport in the Caribbean, with flights to 72 cities across 26 countries.
And when you feel like exploring, you’re perfectly placed for it — weekend trips to the misty Cordillera mountains, whale-watching on the Samaná Peninsula, or a day soaking up the history and café culture of colonial Santo Domingo.
Not that you’ll ever feel the need to leave!

Cap Cana is 30,000 acres of Caribbean paradise with world-class amenities to match.
Cap Cana is huge — 30,000 acres, twice the size of Manhattan and bigger than many Caribbean islands. This is a fully functioning community with its own electricity, water, high-speed internet, and over 60 miles of smooth roads.
There’s the largest inland marina in the Caribbean for mega-yachts, and the Caribbean’s biggest water park. Plus, an amphitheater that Elton John inaugurated.
Day-to-day life is taken care of too. Doctors, dentists, vets, salons, shops, a church, and a great international school are all on your doorstep.
It really is a place where you can live your full life in paradise.

The premium amenities at Crystal Garden will start at the top — a stunning rooftop pool, restaurant, and bar.
And Crystal Garden sits right in the middle of all of it, with amenities that you and your guests will love.
Head up to the rooftop and you’ve got an ocean-view infinity pool, a beautiful bar and restaurant with panoramic sea views, and a fully equipped gym.
Down on the ground level there’s a gorgeous lagoon pool, a yoga room, and a full-service spa.

Golf is just the beginning in Cap Cana. Head out on a sport-fishing charter, ride horseback through tropical landscapes, play padel or tennis, or cycle the scenic routes around the lakes.
Just beyond Crystal Garden, two Jack Nicklaus-designed golf courses are right on your doorstep.
Not many places offer this — a world-class Caribbean lifestyle and first-rate amenities, with real capital growth potential to match.
The Dominican Republic is one of the most exciting markets in the Caribbean right now. And your Crystal Garden condo puts you right at the center of it all.

The Dominican Republic welcomed nearly a million tourists in December 2025 alone — the highest monthly figure ever recorded. Image Source: iStock
Tourism is booming
The Dominican Republic wrapped up 2025 with a record 11.6 million visitors — a 4% increase on an already record-breaking 2024. In December alone, nearly 960,000 tourists arrived, a new monthly record. 45% of visitors were from the U.S., with Canada close behind at 18%. And 2026 is already building on that momentum.
The world is investing here — in a big way
2025 was the fourth consecutive record year for foreign direct investment, topping $5 billion — nearly double what it was five years ago. And at the FITUR 2026 international tourism fair, the Dominican Republic closed deals worth over $13.37 billion, paving the way for 10,000 new hotel rooms and capacity for half a million more tourists annually by 2028.
The infrastructure is keeping pace
The government has committed $450 million between 2025 and 2028 to expand energy infrastructure across the country. New airline agreements with TUI, Air Europa, Iberia, and others will bring over one million European visitors to the Dominican Republic in 2026 alone.
The luxury brands are arriving
Nothing signals a destination’s arrival quite like the brands that choose to plant their flag there. The St. Regis Cap Cana opened in early 2025 — the ultra-luxury brand’s Dominican debut. Zoëtry Cap Cana, part of Hyatt’s Inclusive Collection, follows in 2026. And the iconic Italian luxury brand Tonino has chosen Cap Cana for its first-ever hotel and residences project. The brand has a residences development underway in Dubai, but Cap Cana will be home to its first hotel.
The world’s top hospitality brands are betting big on Cap Cana.

St. Regis. Hyatt. Tonino. Cap Cana is attracting the world’s finest brands.
The Dominican Republic is on a real roll right now — record tourism, growing infrastructure, and momentum that just keeps building. You picked a great time to get in.
I’ll be sending regular updates like this throughout the construction process, so you’ll always know how things are progressing. In the meantime, if you have any questions at all, reach out to the team at info@smartmoneyhomes.com.
