I’ll be keeping you informed on the real estate market here in Tulum, including the latest asking price for condos in the Samsara community. But more on that later…
I’ve got exciting news regarding the international airport in Tulum, too.

Tulum International Airport Officially Open for Business
Tulum’s new international airport, “Felipe Carrillo Puerto International Airport” was officially inaugurated on Friday, December 1.
The inauguration marks an historic milestone in the history of Tulum, it’s estimated that the airport will receive close to 5.5 million passengers annually and employ more than 15,000 people.
The first flight to land in Tulum was the 9360 Viva Aerobus from Felipe Ángeles International Airport, Mexico City. The flight touched down in Tulum at 12:49 PM local time.
The inauguration comes after a successful test flight on Tuesday, November 28, when an Aeromexico B737 became the first airplane to touch down on the runway.
Tulum airport, which is just 12 miles from Tulum, was built to take the pressure off Cancun International Airport which sees an enormous 26 million passengers each year.
The airport will feature 13 gates for both international and domestic flights, and the super-wealthy who like to spend time in Tulum will be looked after as well. There will be an enclosed hangar with room for 12 private jets.
New roads have been built to connect Tulum airport with the federal highway that runs from Cancun and passes through Tulum and Tren Maya will also stop at the airport.
Costing an estimated $760 million, Tulum airport will allow international tourists a direct route to Tulum, making the stunning beaches and Mayan ruins far more accessible and should do wonders for tourism in Tulum.
United Airlines Announce 22 Weekly U.S. Flights Into Tulum International
United Airlines, the world’s largest airline group, announced that it will offer 22 weekly non-stop flights between the U.S. and Tulum International Airport (TQO) beginning March 31, 2024.
United will add a daily seasonal service from Los Angeles on May 23.
Partick Quayle, Senior Vice president of Network Planning and Alliances said, “Tulum is at the top of a lot of travel lists – great beaches and restaurants, and a region featuring a rich history and spectacular natural beauty.”
“Our new direct flights help people get there faster than ever, giving them even more time to enjoy one of Mexico’s most unique destinations.”
United Airlines join Aeromexico, American Airlines, Delta Airlines, Spirit Airlines, VivaAerobus, and Volaris with flights into Tulum.
United’s flights into Tulum International are on sale now.
All Samsara Condos from the Developer Completely Sold Out
In October 2021, RETA-members like you had the opportunity to buy two-bed condos in Samsara from just $198,600. Then, in October 2022, RETA-members were given another chance to buy two-bed condos in Samsara from only $236,300.
With top-class amenities, a great location, and shuttle to a chic beach club, this always looked like a fantastic proposition.
Which is why you won’t be surprised to learn that all every pre-construction condo in Samsara has now been sold. And the current listing price of $332,800, shows just how strong the demand for these condos is.
I keep a keen eye on the Tulum real estate market, following the prices for condos of a similar size to yours, in neighborhoods close to Samsara.
The prices for condos in nearby communities further highlight what a great deal RETA-members got at Samsara.
In the Kune community, an eight-minute drive from Samsara, two-bed condos are listed from $383,987.
Xalet, which is just a five-minute drive from Samsara, is another great example. A two-bed condo here is listed for $436,800. Condos in Xalet are larger than in Samsara, where many of the two-bed condos will be 983 square feet.
The December holidays are always busy in Tulum and 2023 will be no exception. Lots of tourists are in town to spend a few weeks in the sun, and the nightly rentals market is heating up.
I saw the advert below for a rental in Xalet on Booking.com.
Next December Tulum will have direct flights from across the United States and direct access from Cancun via Tren Maya. I can’t wait to see what the market looks like when these factors come into play.
Tren Maya to Open in December
The long-awaited Tren Maya will also be opening in December, and tickets are already on sale. The train will connect Tulum with Playa del Carmen and Cancun.
Tren Maya will cover a route of around 932 miles, passing through 181 towns across 40 municipalities. There will be 21 main stations as well as stops at a further 14 smaller stations known as paraderos.
The high-speed passenger trains will have a top-speed of close to 100mph and the cargo trains will have a top-speed of 62mph.
Tren Maya will service tourists and local passengers, as well as cargo transportation. Thirty-one of the trains will be focused on basic passenger trips, eight will be for tourists, and three for long-distance journeys where passengers can enjoy overnight stays.
Tren Maya will give passengers the chance to reach 46 archaeological zones including Chichen Itza, Tulum and Palenque. It will also go through 18 Indigenous Paradises and six UNESCO World Heritage Sites.
Previously, many of the archeological sites in the region were remote and difficult to access. Tren Maya will allow convenient access to these ruins, without the need to hire a car.
The Latest Construction Update from Samsara
SAMSARA I
The team is now in the last phase of construction for Samsara I, where RETA-members had the chance to buy in 2021.
Work is being done to smooth the exterior walls, while in the interior of Samsara, the team is applying wall-putty and putting up drywall. Coatings are being applied to the floors and to the marble in the bathrooms. Wiring and electrical testing is being carried out.
The plan for the next phase of the Samsara I includes paneling and carpentry, completing the amenities, finishing the electrics, and fitting the drainage.
SAMSARA II
The team is making good progress on Samsara II, where RETA members had the chance to buy in 2022. Work is underway on the third floor. Electrics are being installed, along with the sanitary pipes and the hydraulic network.
The next stage of work for Samsara II is to complete work on the rooftops and continue with the masonry work on the lower levels. We’re anticipating that all rooftop work will be completed by April.
December Marks the Start of the High Season in Tulum
December marks the beginning of the peak tourist season in Tulum, and there’s already a buzz around town.
Snowbirds are enjoying the warm sun on their backs and everywhere you look, things are gearing up for the holiday season.
With the summer sun shining down, the beaches look especially stunning this time of year, and the water temperature is a very pleasant 82.2°F. at the time of writing.
To help you get the most out of your time in Tulum, Samsara owners will have access to IKAL beach club, located close to the Mayan Ruins.
With a free shuttle which will drive you the 10 minutes or so from Samsara to the beach, this will be a very nice perk and sure to appeal to potential renters.
Zamna Festival to Bring More Than 32,000 Music-Lovers to Tulum
The Zamna festival is coming back to Tulum running from December 28, 2023, to January 13, 2024. This year’s festival will be the biggest edition yet, with around 32,000 revelers expected to arrive.
The Zamna festival was first held in 2017 and has grown an international following with attendees from more than 110 countries arriving in Tulum last year.
With a unique location set in the Mexican jungle, and featuring a spectacular laser show, Zamna festival is gaining a reputation as one of the most prestigious dance music festivals in the world.
Tulum remains the spiritual home of the Zamna festival, but demand for the Tulum experience has seen the festival adding overseas dates in Barcelona, Spain, and Tel Aviv, Israel.
