Deliveries of Samsara 2 are scheduled to begin during the second half of 2025.
And you’ll be pleased to hear that the whole Samsara community is progressing at a fantastic rate. Deliveries of condos in Samsara 1 (the first phase of the community) will begin soon, during Q3 and Q4 of 2024.

The Latest News from Samsara 2
I recently spoke with the construction team. They provided me with me this update on the progress at Samsara 2:
- In buildings K, L, and M, the team are currently plastering the interior walls and exterior facades.
- In buildings J, H and I, the team are working on the walls and the reinforced concrete roofs.
- Work has started on constructing the perimeter wall and sidewalks.
- Work is underway fitting the water pipes and drains for Samsara 2.
We’re Hearing Great Things About Tulum Airport
Tulum International Airport was inaugurated on December 1, 2024, and here at Smart Money Homes, we’ve been hearing nothing but positive feedback about it.
Our clients have been telling us how impressed they’ve been with the facilities, and how quick it is to get through customs.
The airport is a big hit with airlines who are connecting Tulum with more airports all the time.
There are already 16 airports around the world with direct flights to Tulum and in May, Air Canada launched direct flights to Tulum from Montreal and Toronto.
WestJet have recently announced nonstop routes to Tulum, too. Running November 9 until April, WestJet will offer seasonal flights from both Calgary and Toronto to Tulum.
Copa Airlines have also announced a new direct flight connecting Tulum with Panama, the Hub of the Americas. This service is scheduled to begin June 26.
Newly Discovered Archeological Site Close to Tulum
The Riviera Maya has a rich and varied history. Tourists flock here from all over the world to visit the incredible Mayan sites.
New and exciting discoveries are being made all the time. In May 2024, archeologists discovered a new chultun in Tulum, that could date back to 1200-1550 AD. A chultun is an underground rainwater collection chamber, usually found outside to provide water to a settlement. This find is unique though, it’s the first chultun ever to be found within a building.
The Riviera Maya is dotted with incredible ancient sites and as an owner in Samsara, you and your guests will have the perfect base to explore them.
There are plenty close to Tulum, too…
One of the most spectacular is Coba, an ancient Mayan city 44 miles northwest of Tulum, famous for its 137 feet high pyramid, Nohoch Mul. This is one of the oldest sites in Riviera Maya and was once a thriving population center.
Close to Tulum you can find the smaller Mayan site of Muyil, a castle-like pyramid deep in the mangrove forest. Muyil remained a Mayan settlement right up until the Spanish invasion in the 16th century.
There’s also Xel-Ha, built on a natural aquarium, approximately 10 miles north of Tulum, this was once the biggest port in the region. Today you can see some impressive ruins and enjoy swimming and snorkeling in the beautiful lagoon.
Construction to Start this Year on New Ritz-Carlton Residences in the Riviera Maya
The arrival of new luxury chains and hotels can bring a lot of benefits such as increased tourism and an enhanced international reputation. Real estate values can rise too, as the area becomes more attractive to potential buyers.
Tulum benefited from this already. Some of the world’s most prestigious hotels and resorts can be found right here in the Riviera Maya. The likes of Secrets, and the Grand Hyatt Hotel have set up shop here.
And the latest arrival is the prestigious Ritz-Carlton Residences who are opening a new branded residential project in the Riviera Maya.
Luxury hotels in Tulum are nothing new, but luxury residences are very exciting news. It’s evidence that wealthy people are willing to pay a lot of money to be in Tulum.
This is going to be a serious luxury development with 127 furnished residences starting from $1.8 million, situated on 220 acres of land boasting 1,600 feet of private beachfront.
Construction on the first phase will begin this year and include 29 residences and a hotel, set to open in 2026.
The development will feature a self-contained village blending into its surroundings. The hotel will have 300 rooms and suites, four pools, a spa, kids and teens clubs, and tennis and pickleball courts.
The development will offer various dining venues, including open-fire grilling, a Mexican bakery, a food hall, a farm-to-table concept, an indigenous food market, and a beachfront social center.
Nine Restaurants in Tulum Receive a Commendation from the Michelin Guide
A taco stand in Mexico City recently became the first taco stand in the world to receive a prestigious Michelin Star.
I’m so happy to see one of our national dishes recognized, but you don’t need to go all the way to Mexico City for a great taco… you can find some amazing taco stands right here in the Riviera Maya.
If you ever want recommendations on the best tacos in Tulum or Playa del Carmen, we’ll be happy to point you in the right direction.
There’s so much more to Mexican food than just taco stands though, and Tulum has some outstanding fine-dining options.
So, I wasn’t surprised when a total of nine restaurants in Tulum featured in the latest Michelin guide for good food.
One of the restaurants that made the list was Cetli, located just outside Tulum. Cetli, which serves traditional Mexican food was praised for offering “a truly Mayan experience here, where the generous and tasty dishes are as colorful as the art decorating the walls.”
Another restaurant, Mestixa, is just a two-minute drive from Samsara. It’s a fusion restaurant blending Asian and Mexican cuisines and the Michelin guide recommended the birria ramen… “made with egg noodles, beef shank, cascabel chili, and tamarind. It’s an excellent mix of textures colors and flavors and generously sized.”

These are exciting times for Tulum. The international airport has been a big hit. The Tren Maya is now operational in other parts of Mexico and will be completed soon in Tulum (we’ll be sure to update you when it happens). Restaurants here are gaining international recognition, and luxury brands continue to flock here. I can’t wait to see what the future holds.
