Latest Construction Update from Paravian
Deliveries for the first Paravian studios and condos are expected to begin in Spring 2025.
In Building B, the construction team are putting the finishing touches on the exterior of the building. The glass windows have been fitted on four of the six floors. Lighting, switches, fans and faucets are being installed.
Windows have been installed in the first four levels of Building B.
Construction in Building A is a short way behind Building B. Windows haven’t been installed yet.
Workers are putting the finishing touches on the exterior of Building B. Work is progressing well on the underground car park, which will provide Paravian owners with parking in the heart of Playa del Carmen.
The car park at Paravian is nearly finished. There will be unassigned parking spaces for owners.
The developer has completed one of the condos at Paravian, allowing owners to get an idea of how their condos will look upon completion (the furniture is not included in the purchase price you paid). It looks amazing!

Latest Market Price for Paravian Condos
I’d like to share some listings with you showing just how much Paravian studios and one-bed condos have risen since you bought in 2022.
In June 2022, RETA members like you had the opportunity to buy studio condos in Paravian with a start price of $137,800.
My team recently found this studio condo in Paravian listed for $229,696. That’s an uplift of $91,896.

I spoke with the owner of a local property management company to see what his rental predictions would be for studios and one-bedroom condos in Paravian.
He stated that during the peak of the high season, such as Semana Santa (around Easter) owners could expect $150 per night for studios and $200-$250 per night for one-bed condos.

Ritz-Carlton to Open Luxury Residences in the Riviera Maya
The demand for luxury accommodation in the Riviera Maya shows no signs of slowing down.
The Ritz-Carlton is set to make its debut on Mexico’s Caribbean coast. This project will offer both a luxury resort and exclusive residences.
Prices for beachfront residences start at just over $1.8 million and run to $9.95 million.
The first phase, including 29 residences and the resort, is expected to debut in 2026.
The Ritz-Carlton is coming to the Riviera Maya. Owners and guests will have direct access to stunning Riviera Maya beaches, just like this one.
Thriving Tulum International Airport Announces its First Trans-Atlantic Flight
Since opening in November 2023, Tulum International Airport has welcomed far more passengers than expected. Authorities anticipated 700,000 passengers during the first year of operation. This has been revised upwards to between 1.2 and 1.3 million passengers by the end of 2024.
Here at Smart Money Homes, we’ve heard nothing but good things about Tulum International Airport. It’s modern, easy to navigate, and easing the burden on Cancun International Airport. And the number of new destinations with flights to Tulum International Airport continues to grow.
In June, JetBlue began daily flights between John F. Kennedy International Airport in New York and Tulum.
Copa Airlines launched direct flights to Tulum from Panama City. Copa now offers four flights per week on this route, on Tuesdays, Wednesdays, Fridays, and Sundays. Panama is a major regional transport hub. So flights to Panama City will connect Tulum with a further 36 countries and 85 direct destinations all around world including much of Latin America.
And more new routes are scheduled to begin throughout the rest of 2024…including Tulum’s first ever transatlantic flight. Discover Airlines will begin a service between Tulum and Frankfurt, Germany on December 12, 2024.
Here’s a roundup of some of the other destinations due to connect with Tulum in 2024:
- In December 2024, Air Canada Rouge will launch a seasonal service connecting both Quebec City and Ottawa with Tulum.
- Air Transat will also launch a seasonal service in December. They’ll connect Montreal and Quebec City with Tulum.
- Starting September 2024, United Airlines will launch daily flights between Tulum and Denver.
- Volaris will launch domestic flights from Guadalajara to Tulum. The daily service will begin in December2024.
The new flights and influx of passengers is great news for the Riviera Maya and will be a big plus for Playa del Carmen.
Now there are two International Airports within a 90-minute drive of Playa del Carmen. Cancun to the north, and Tulum to the south. And getting from Tulum Airport to Playa del Carmen is straightforward. There’s a regular bus service. By car it takes around 90 minutes.
It’s set to get easier still. The Mayan Train route connecting Tulum International Airport with Playa del Carmen is expected to open later this year.
Tulum International Airport will give tourists another way to get to the beaches of Playa del Carmen.
