The Real Estate Market in Playa del Carmen
I’ve got some exciting news regarding the latest price for condos in Paravian.
In fact, the very same studio condos that RETA members like you had the opportunity to buy from just $137,800 are now listed for sale at prices starting from approximately $201,430. That’s around $63,630 more than the price RETA members were buying from.
Your Paravian Condo Looks Set to be in Demand on the Playa del Carmen Rental Market
Renting monthly is a great way to generate a steady income stream from your Paravian condo. Take a look at the listing below for a studio condo listed for long-term rent at $1,104 per month. You can use this price as a base to generate steady rental income throughout the year. Then during the high season, you could switch to short-term rentals to maximize your yield.
Mid-range boutique hotels in Playa del Carmen, particularly those near or in the Zona Dorada, where Paravian is, consistently achieve high occupancy rates. These Zona Dorada hotels are extremely popular with visitors to Playa. Your Paravian condo will be competing with these hotels on the short-term rental market. By under-cutting their price you can expect high occupancy rates, especially during the peak season between December and April.
New Flights from Canada to Tulum International Airport Beginning in November
The new international airport Tulum is proving to be a hit with passengers and airlines alike.
On May 3, 2024, Tulum International Airport received its first Canadian flight. An Air Canada flight made its inaugural landing with a flight from Toronto.
Starting in November, Tulum airport will welcome new direct flights from Calgary and Toronto via WestJet airlines.
Buyers arriving in the Riviera Maya have been telling my team and I how great the new Tulum International Airport is! The feedback we’re getting is that it’s state of the art, with all the latest technology.
I’m hearing that it’s quick and easy to navigate through the airport and it seems that for a lot of people Tulum will be their airport of choice in the Riviera Maya going forward.
This isn’t just great news for Tulum, either. The new airport will benefit Playa del Carmen and the rest of the Mexican Riviera by easing congestion at Cancun International Airport, and making it easier than ever before for tourists to visit this beautiful part of Mexico.
Tulum International Airport Receiving More International Flights from North America
Traveling to the Mayan Riviera in Mexico just became more convenient. Starting Thursday, U.S. airlines launched flights to the recently opened airport in Tulum. More flights are expected to be added in the coming months.
By flying directly into Tulum’s new Felipe Carrillo Puerto International Airport, travelers can avoid the busy main airport in Cancún. This will save time when getting to resorts and other places in the Riviera Maya area. The Tulum airport officially began operating in December and has been gradually increasing its services.
American Airlines, Delta Air Lines, and United have all begun offering flights to Tulum. Spirit Airlines also plans to start flying there later this year.
The new airport in Tulum will ease the burden on the Cancun Airport and pave the way for more tourists than ever before to visit the Riviera Maya.
Mexican Cuisine Celebrates a big win with Prestigious Michelin Award
Mexico City’s Tacos El Califa de León, became the first taco stand in history to become a Michelin-starred restaurant.
In total 16 Mexican restaurants were given one star, and two got two stars. El Califa de León is the only taco stand among them.
It’s a special day for Mexican cuisine and I can tell you that the street food you’ll find here in the Riviera Maya is also amazing.
Feel free to ask the Smart Money Homes team for their recommendations on the best taco stands, next time you’re in Mexico!
And it’s not just street food. The Riviera Maya has some incredible fine dining options.
Nine restaurants in Tulum received a distinction from Michelin, and a further three in the Riviera Maya received a Michelin star.
These are Le Chique in Azul Beach Resort, Puerto Morelos, and Xcaret hotel and Cocina de Autor Riviera Maya, right here in Playa del Carmen.
Tren Maya Route Linking Playa del Carmen with Cancun Airport now Open
A new 45.6 km (about 28 miles) stretch of electric train tracks has opened between Cancún airport and the beach town of Playa del Carmen on Mexico’s Yucatan peninsula. This is called Section 5 North of the Tren Maya project. It has two tracks and one stop in the middle at Puerto Morelos.
In the mornings and evenings, there are trains in both directions to help local workers get to their jobs. There are also three round trips during the day for tourists.
This new section is in addition to the 699 km (434 mile) route that already opened in December between Cancún and Palenque. On that route, a small number of special trains are running while they continue to add more of the 42 new Alstom X’trapolis trains. In the first 70 days, the Tren Maya trains carried 64,370 passengers, and the trains were 84% full on average.
That’s all from me, be sure to keep an eye out for my next letter which will be coming soon.
Once again, please don’t hesitate to contact me or my team here with any questions or comments you may have, the email address is: info@smartmoneyhomes.com.
Yours sincerely
