I have great news to share…
Construction is moving into the final stages, condos are showing impressive uplifts of as much as $252,000 from the RETA-only pricing, and the luxury brands arriving in Guanacaste are making this region one of the most exciting markets in the Americas right now.

Hi everyone,
My name is Carlos “Charlie” Ramírez Sandí, and I work for Garnier & Garnier, the developer of Azul Paraíso.
Construction is progressing well. The concrete and steel framework is now complete across all homes—a significant milestone.

The structural framework is complete. Azul Paraíso is rising.
The team is working from the bottom up on the mechanical, electrical, and plumbing installations and finishes. This includes:
- Mechanical: HVAC (heating, ventilation, and air conditioning), ductwork, and A/C equipment
- Electrical: Wiring, conduit, distribution boards, and lighting rough-ins
- Plumbing: Supply and waste pipework, drainage runs

Masonry work is underway. Glazing began on the lower levels.
The construction team is on site seven days per week, and the first deliveries are expected to take place in the late 3rd quarter of 2026.

Now that Charlie has covered the construction progress, let me share why the fundamentals of Azul Paraíso remain so strong.

There are very few developments in the area with Azul Paraíso’s combination of great location, stunning views, and high-end amenities. No wonder RETA members are already seeing significant uplifts. This developer render should not be considered final but gives you an idea of what to expect.

Just 10 minutes away is Playas del Coco—one of Costa Rica’s most beloved beach towns. It’s set on a wide, calm bay good for swimming, and you can find fishing charters, sunset cruises, snorkeling tours and more.
The malecón that runs along the waterfront is lined with open-air restaurants as well as shops, artisan craft stores, supermarkets stocked with imported and gourmet goods, medical clinics, and banks.
About 50 minutes away, Brasilito is where locals go for fresh-caught seafood. You will find rustic open-air restaurants right on the water where you can order whatever came in that morning. There’s a farmer’s market on weekends too.
Tamarindo is the region’s surf hub, with lessons available year-round and a lively restaurant and bar scene that comes alive in the evenings. It’s a 75-minute drive from Azul Paraíso.
Golf lovers are spoiled for choice. The Arnold Palmer Signature Ocean Course on the Papagayo Peninsula, the Robert Trent Jones Jr. course at Reserva Conchal, Hacienda Pinilla, and the Papagayo Country Club are all within reach.
And then there are the eco-adventures Costa Rica is famous for—ziplining through the jungle canopy, birdwatching, horseback riding on wild beaches, hiking to active volcanoes in Rincón de la Vieja National Park, soaking in natural hot springs. The Rio Celeste, a river that runs a brilliant mineral blue, is worth the trip alone.

Huge Uplifts on the RETA-only Pricing
With the first deliveries just months away, the developer has continued to raise retail prices at Azul Paraíso, and RETA members are seeing significant uplifts.
A condo available to RETA members at $278,900 is now priced at $525,000. An uplift of $246,100.
A condo available to RETA members at $296,400 is now priced at $549,000. An uplift of $252,000.
A condo available to RETA members at $348,600 is now priced at $559,000. An uplift of $210,400.

Record Numbers to Liberia Airport
Guanacaste is on a remarkable growth trajectory—and the numbers at Liberia International Airport tell the story.
Liberia International Airport has broken its own passenger record three years in a row:
- In 2025 the airport posted a record 1.97 million passengers— a 3.3% increase on 2024
- Peak season demand has been unprecedented. A single day in late December 2025 hit 13,815 travelers — a new all-time high, 7% above the previous record
- And 2026 is already running further ahead — the first quarter alone posted 793,075 passengers, the busiest three months in the airport’s history, up 12% on the same period last year
It’s not hard to see why so many people are coming. Dozens of stunning beaches, charming coastal towns, and tropical weather draw expats, snowbirds, investors, and tourists in droves.
Direct flights connect Guanacaste to cities right across North America.
And once people get here, they keep coming back.
Access is set to improve further still. The Costa Rican government has earmarked roughly $100 million for an upgrade of Route 21—the road that runs from Liberia Airport south through Guanacaste, connecting the airport to virtually every major beach destination in the region. When Route 21 is upgraded, the entire region will become more accessible.
Big-name luxury brands are already positioning themselves. Nekajui, a Ritz-Carlton Reserve and the brand’s first property in Central and South America, opened last year. So did the Waldorf Astoria Costa Rica.
Later this year, JW Marriott will open its first-ever all-inclusive resort in Costa Rica, right here in Guanacaste—the first all-inclusive JW Marriott in the world. And the St Regis Papagayo is actively taking shape for 2028 with 143 branded private residences starting at $3 million.
These are massive brands with huge budgets for market research. They see the same case for investing here that you did—and they’re betting big on Guanacaste’s future. These brands will enhance the appeal of the region and introduce a new wave of wealthy visitors.
When those visitors decide they want to return (and don’t want to pay thousands of dollars a night for the privilege) they’ll find your listing online: the same resort-style amenities, the same privileged location, at a fraction of the price.
