I’m happy to inform you that construction at Acquarello Flamingo remains on schedule.
The first deliveries are expected to begin mid-2027.

Construction at Acquarello Flamingo is progressing well, with first deliveries expected on schedule mid-2027.
The concrete framework is complete on most homes, with masonry and finishes now underway. The team is engaged in fitting windows across the community.

A close up shot of one of the houses. The 9-foot ceilings will give the homes a spacious feel, and the big windows will allow for plenty of natural light.
RETA Editorial Director Ciaran Madden was recently in Costa Rica on a scouting trip. He visited Acquarello Flamingo and tells me he was hugely impressed with everything he saw.
“I was blown away by the progress of the community and the quality of the homes. The thoughtful design. The high ceilings. The terraces with views of the community’s pools.
This is a truly exceptional community in a perfect location at the heart of the Gold Coast.”

And that’s not the only good news from Acquarello Flamingo.
The developer has updated the prices for the remaining homes in the community and the numbers are very strong.
RETA members who own in Acquarello Flamingo are sitting on six-figure uplifts.
- A two-bed home available to RETA members for $286,800 is now listed at $405,000. An uplift of $118,200
- A three-bedroom home available to RETA members for $386,800 is now listed at $505,000. An uplift of $118,200
And there’s more exciting news…Acquarello Flamingo is nearly sold out.
As I write to you in May 2026 there are only nine homes left for sale in the community.
The scarcity here tells you everything you need to know about how the market sees this community..
Congratulations on getting in on this deal.
A Reminder of What Awaits You
Your home in Acquarello Flamingo is going to be something very special.
You will own luxury standalone homes in a private community in an area crying out for this type of inventory.
Of course, the stunning homes are just part of the story.
The amenities will be incredible, with nine pools, an indoor/outdoor gym, a co-working lounge, a juice bar and lush tropical landscaping.

As this render shows, your home is going to look incredible. No wonder the developer is nearly sold out. (Developer renders should not be considered final but give a great idea.)
Step outside the community gates and you are just minutes’ walk from the sandy beach of Playa Potrero and Playa Flamingo, where you can swim, sunbathe, enjoy fresh-caught seafood, icy cocktails, or take in the sunset over the glittering sea.

The combination of high-end homes and stunning amenities have led to unprecedented demand at Acquarello Flamingo…and you got in at an exclusive off-market pricing.
The brand-new marina that anchors Playa Flamingo with upmarket retail and chic cafés and restaurants is a short stroll away.
And the rest of the stunning Gold Coast is on your doorstep.
Just to the south, Brasilito is where locals go for fresh-caught seafood. You’ll find rustic open-air restaurants right on the water where you can order whatever came in that morning. There’s a farmers’ market on weekends too.
Golf lovers are spoiled for choice right on the doorstep. The Robert Trent Jones Jr. course at Reserva Conchal and Hacienda Pinilla are both within a 15-minute drive, while the Arnold Palmer Signature Ocean Course on the Papagayo Peninsula—consistently ranked among the top 100 courses outside the United States—is about an hour to the north.
About 35 minutes south is Tamarindo, the region’s surf hub, with lessons available year-round and a lively restaurant and bar scene that comes alive in the evenings.
Playas del Coco, one of Costa Rica’s most beloved beach towns, is about 45 minutes to the north. Set on a wide, calm bay good for swimming, you can find fishing charters, sunset cruises, snorkeling tours and more. The malecón that runs along the waterfront is lined with open-air restaurants as well as shops, artisan craft stores, supermarkets stocked with imported and gourmet goods, medical clinics, and banks.

Playas del Coco is around 45-minutes from your home. There are stunning beaches and vibrant beach towns to explore all along the coast here.
And then there are the eco-adventures Costa Rica is famous for—all within easy reach as day trips. Rincón de la Vieja National Park, about two hours inland, offers ziplining through the jungle canopy, horseback riding, hiking to active volcanic vents, and natural hot springs. The Río Celeste, a river that runs a brilliant mineral blue, is a similar drive and worth every minute of it.
Record Numbers to Liberia Airport
Guanacaste is on a remarkable growth trajectory—and the numbers at Liberia International Airport tell the story.
Liberia International Airport has broken its own passenger record three years in a row:
- In 2025 the airport posted a record 1.97 million passengers— a 3.3% increase on 2024
- Peak season demand has been unprecedented. A single day in late December 2025 hit 13,815 travelers — a new all-time high, 7% above the previous record
- And 2026 is already running further ahead—the first quarter alone posted 793,075 passengers, the busiest three months in the airport’s history, up 12% on the same period last year
It’s not hard to see why so many people are coming. Dozens of stunning beaches, charming coastal towns, and tropical weather draw expats, snowbirds, investors, and tourists in their droves.
Direct flights connect Guanacaste to cities right across North America.
And once people get here, they keep coming back.
Access is set to improve further still. The Costa Rican government has earmarked roughly $100 million for an upgrade of Route 21—the road that runs from Liberia Airport south through Guanacaste, connecting the airport to virtually every major beach destination in the region. When Route 21 is upgraded, the entire region will become more accessible.
Big-name luxury brands are already positioning themselves. Nekajui, a Ritz-Carlton Reserve and the brand’s first property in Central and South America, opened last year. So did the Waldorf Astoria Costa Rica.
Later this year, JW Marriott will open its first-ever all-inclusive resort in Costa Rica, right here in Guanacaste—the first all-inclusive JW Marriott anywhere in the Caribbean and Latin America. And the St Regis Papagayo is actively taking shape for 2027 with 143 branded private residences starting at $3 million.
These are massive brands with huge budgets for market research. They see the same case for investing here that you did—and they’re betting big on Guanacaste’s future. These brands will enhance the appeal of the region and introduce a new wave of wealthy visitors.
With a real lack of comparable inventory, your best-in-class home at Acquarello Flamingo will stand out.
